Entering into a construction contract can be a moment of trepidation for many homeowners. This is an act that requires careful consideration. Construction contracts exist for new home building and home improvements. Many homeowners have been duped into paying deposits for home improvements and never getting anything for their money or inferior performance. In some states contractors can file property liens for amounts they believe they are due. These property liens are filed some times without any notice to the homeowner. Years later when the homeowner decides to refinance or sell the lien is a bad surprise that surfaces during a title search. A lien can halt refinancing or a sales transaction in its tracks. Obtaining a lien waiver sign by the contractor is one act of protection.
