Before hiring a contractor for home building or remodeling, there is a list of inclusions that belong in construction contracts. These include: The party specifics: Names, addresses and contact information; Insurance Requirements - This should include a certificate of proof on insurance provided by the contractor; Signatures/Witnesses. All warranties and guarantees should be included or attached as an exhibit. The property specifics: Address and/or legal description; Plans, blueprints; Materials should be specified and receipts provided; Change authorizations - any additional work needed will require approval from homeowner in writing; Work Specifics. The contract specifics: Date; Starting and Completion Dates (Dates of any Milestones) Milestones at preset intervals can help keep a project on track; Property permits and inspections and who will be responsible; Amounts and payments. In addition there are other legal requirements and construction contracts should be reviewed with legal counsel.
