Property Title

A property title is the legal term for the "bundle of rights" to which a property owner is entitled. This bundle of rights can be afforded to an individual, entity, or group of individuals. The term property title or deed is also used to refer to the document which entitles one to these rights. An owner or owners can grant, assign, convey, or transfer the interest in the property by executing the title. Property titles or deeds are usually recorded at county courthouses. A history of the property title recordings for most properties can be found there; Liens, rights of easement, previous transfers of interest and other information is also recorded. Title companies search these public records before issuing a warranty deed which insures the owner or grantor has not sold or transferred the property anyone else, the property has no liens or encumbrances other than stated, and the grantor will warrant and defend title against any claims.
