A standard commercial lease is a written document negotiated between the landlord and the tenant that sets forth the lease terms, rules and regulations regarding the lease of the commercial premises owned by the landlord. The common elements of most standard commercial leases are as follows: the names of the landlord and tenant, the property address, the lease term, the lease amount and any deposits. A standard commercial lease term can either be short term or long term. The rental amount is usually paid monthly. In some commercial leases, rent is paid based upon square footage. There are different types of commercial leases. For instance, a gross commercial lease requires the tenant to pay a fixed monthly rental amount. Other types of commercial leases include a double net lease, which requires the tenant to pay property taxes and insurance. A triple net lease requires the tenant to pay taxes, insurance and common area (CAM) charges. A quadruple net lease requires the tenant to pay the property taxes, insurance, CAM charges and utilities.
