Has your lender informed you of their intent to file formal foreclosure proceedings? Have you already received notice that the foreclosure process is underway? Whether you fear that foreclosure proceedings may be in your future or you are already mired in the process of having your home reclaimed by the lender, there still may be steps you can take to get back on track with your payments. If you are still in the pre-foreclosure process, there may still be time to create an alternate payment plan or modify the note to increase the likelihood that you will be able to remain in your home. As soon as you begin to suspect that you may have difficulty keeping up with your mortgage payments, contact your lender immediately, explain your financial difficulties, and ask about working out a temporary solution to the problem. If the lender has already filed foreclosure paperwork, there may still be time to reverse the process by working with a third-party organization or counselor. Be sure to stick with firms who are certified by HUD and have appropriate licenses and credentials, and avoid shady fly-by-night companies who offer unethical and possibly illegal advice.
