Tenant Problems

No matter how carefully you screen prospective renters, no matter how responsible and decent they initially appear to be, no matter how stellar their references, tenant problems often are unavoidable. Unfortunately, this is just one of the significant downsides of property management with which landlords have to become accustomed. When a problem with one of your tenants arises, your first response should be to address the issue directly with open and honest communication. Give the tenant an opportunity to explain the situation from their perspective and to lead the way toward a solution. However, if the issue is unable to be resolved through direct communication and the tenant remains in breach of the terms set forth in your lease, you may need to initiate eviction proceedings. Set forth the eviction notice in writing, taking care to adhere to all applicable state and local regulations. If the tenant does not then vacate the premises within the time period set forth in your notice, you can initiate court proceedings to have them formally evicted.
