Response: Deed transfers are designed to transfer title to a home. This means that a deed is a document that changes the legal ownership of land. The person who owns the land is said to have title to the land, so when a title deed transfer occurs, the formal legal deed specifically transfers title into your name. You will get the title and deed. Title insurance is insurance that guarantees that the “title” to the house is clear. That means that it guarantees that the person who sold you the interest in the land and the interest in the home had the right to sell you 100% interest and that you actually bought a 100% interest. Title insurance is designed to protect you and the bank from a person who may try to transfer a deed to a property that they do not own 100% o the rights of.
